Where Is the Florida Real Estate Market Headed? Although foreclosures and short sales are still making up a large segment of sales nationwide, it is interesting to see the development in our local Naples area market. Compared to Miami where 66% of sold homes were foreclosure or short sales, distressed sales made up "only" 47% of sales in the Naples area at the beginning of January 2011.

This is our first newsletter in 2011. There is a good reason for the delay. Whether you talk to realtors, new construction sales persons or title agents, everybody is extremely busy. It feels almost like the banner years of 2003 through mid 2005. The MLS already reports 2,249 pending sales in Naples and 1,198 closed sales since 1/1/2011. Increased sales combined with a significant decrease in new listings encouraged several sellers to raise the asking prices for their homes. ....
