After falling in love with the idea of a summer retreat in Georgia's foothills, we set out to find a property online. Surely, for us as seasoned realtors this would present no problem at all. It turned out to be a fairly disappointing endeavor, but gave us a better understanding of our customer's hard prep work and their frustrations.

After spending several hours online the severe limitations of any online property search were quite clear. There was no way of filtering the search results for desired features. How accurate was the information?We decided to test various sites and the first candidate is Trulia. We'd love to hear your opinion.

The Truth about Trulia
Trulia LogoTo verify the reliability of Trulia's data we ran various MLS searches that confirmed the accuracy of their numbers concerning median market price and number of sales.

However, when it came to providing meaningful information on recent sales and "hot" areas, Trulia flunked in our opinion. We picked the Majors neighborhood in Lely Resort to compare Trulia's information to MLS information.

Trulia showed only three recent sales in the Majors neighborhood, several sales in other Lely Resort neighborhoods and several sales in completely different communities. The multiple listing shows eight sales in the Majors neighborhood for 2010.

While it may have some merit to look at pricing in surrounding communities, it is more appropriate to compare homes in the same neighborhood. To illustrate the point: One sale listed is in Eagle Creek, a golf community like Lely Resort. But there are major differences: Eagle Creek requires every residence to have either a golf or social membership. A potential buyer is looking at either $60,000 (60% equity) in initiation fees for the golf membership and $7880 in annual dues or $25,000 for the social/sports membership plus $5,000 in annual dues.

This compares to a $6,000 initiation fee (fully refundable) and $2,300 annual dues for the social/sports membership in Lely's Players' Club. Averaging the green fees you could play Lely's two public golf courses every 2.75 days year round to spend the equivalent of Eagle Creek's annual dues.

Another issue was the discrepancy in living area. Trulia shows our Major's listing with a square foot price of $164 based on a living area of 5,431 square feet. This information is incorrect. Our listing has 3,495 square feet living area which comes to a square foot price of $256. A cross-check of several other properties on Trulia's list revealed that none of the living areas or square foot prices were accurate. Our listing would be a real bargain compared to one of Trulia's sales with 3,885 square feet living area and a sales price of $960,000.

Trulia's heat map supposedly shows the most popular areas for home buyers. While it may be true that most potential buyers look in Naples' coastal areas, more buy in North, East and central Naples than in the Naples Beach areas.

In summary, Trulia is a great tool to get a first overview over any particular area. It's search function allows the input of keywords and allows to narrow down a search better than other sites.

But we would not rely on Trulia's search engine to truly find every available listing let alone rely on their information to determine if the listing price of a property is appropriate. Several customers wanted to see listings they had found on consumer websites, only to find out that their dream home was pending or sold. Not all listings show as a short sale or foreclosure that fall into this segment.

Luxury HomesLuxury Market is Making a Comeback
After near disastrous sales in 2009, high end sales - properties valued at $1 million and over - picked up nationwide in 2010. Realtors in some of the most coveted areas in California reported bidding wars over luxury properties. Nationwide sales in the luxury segment increased by 32%. Naples did even better, 336 sales over $1 million closed in the first six months of 2010, with four of these shattering the $10 million barrier. That's a 43% increase over last year's 234 sales.
Marco Island's Marriott eyes Expansion 
Mass Mutual Financial Group who owns the Marco Island Marriott wants to build a four-story, 138,000 square foot convention center across the street on the East side of Collier Blvd. This multi million dollar project would create several hundred construction jobs and 80 permanent jobs and contribute significantly to the island's economy. But promises were made to homeowners almost a decade ago to forgo any construction projects on the East side of Collier to avoid creating a canyon effect.
 
The question is: Would a four-story building flanked by a five story building on one side and a six story one on the other really be that bad? Is it really in Marco Island's best interest to block the movement towards a more upscale appearance of the island?
Did you know?
A Bonita Springs man was arrested among other things for possession of live sand dollars. Did you know that possession of any live shell is prohibited under Florida's administrative code? Penalties include up to 60 days in jail and a $500 fine. While it is fairly easy to tell a live sea shell from a dead one, how do you determine whether a sand dollar is alive? Most of our Florida sand dollars or sea urchins will look  brownish grey and sprout little hairlike fuzz when they are alive. But live sand dollar can also be bluish, greenish or purple. It is safe to pick up any sand dollar that is bleached white and looks like bone. Your best chances of finding one are in muddy areas on the shore line. Floridians call the little parts - that fall out of their petal like pores when they break apart - angels.
