$ 16,000, the most expensive for $ 4,950,000. The least expensive single family home sold for $ 40,000 and the highest for $ 5,225,000. Marco Island's least expensive condo sold for $ 118,000, the most expensive for $ 760,000. The least expensive single family home was $ 260,000, the highest sold for $ 980,000. New Kayak Trail Open
Ever tried kayaking? It's a great way to discover the beauty of the backwaters. You can watch birds, get close to dolphins and relax on your own private island. A new trail just opened at the Ten Thousand Islands National Wildlife Refuge. The trail will connect with another one South of US 41 to create a loop through the marsh. It will connect to two other trails eventually. Visitors can use the new 18 space Marsh Trail parking lot. It is located about 3 miles west of Port of the Islands. Lely Resort gets ready for improved market
We have watched two construction projects for a while now. Widening Wildflower Way to four lanes and construction across from Lely High School where the developer is putting in the infrastructure for one of the last remaining subdivisions in Lely Resort. Planned are approximately 1,400 new units.This large number of new units will certainly have an impact on sales prices of existing homes.

Market Snapshot
The Naples area continues to draw buyers. The area saw an overall increase in pending sales of 87 percent with 862 contracts in August 2009 compared to 461 contracts in August 2008. For the past 12 months pending sales increased by 47 percent to all of 2008.
Pending single family sales rose 86 percent with 483 contracts versus 260 contracts in August 2008. 344 of these contracts were for less than $ 300,000, underscoring that this price segment is selling fast. Home inventory fell from 10,532 in August 2008 to 9,163 units.
Pending condo sales rose 89 percent with 379 contracts in August 2009 compared to 201 contracts in August 2008. Good news for condo associations that face budget problems when owners of distressed properties stop paying the fees. |

This community rose from humble tomato fields in 1985 to become one of today's top communities in Naples. Almost sold out, the Vineyards offers currently four distinct products.
